Every so often a tract of land becomes available that stands out as the best of what Upstate, SC has to offer. Mill Pine Plantation is one of these properties. 351 acres of groomed open spaces, streams, and ponds are separated by multiple age classes of professionally managed pines. Hardwoods groves follow the streams and surround old home sites with oaks and pecan trees so big they have been protected by installed lightning rods. The timberland on the property is part of the SC Certified Tree farm program. This includes a recently updated 10-year plan and meticulous records of past controlled burns. Other work on the timberland includes underbrushing, maintained firebreaks, proper ground preparation, superior seedlings, and between row food plots. One quick look at any block of the timber shows how beautiful a Piedmont loblolly forest can be. The plantation also boasts a thorough wildlife program. Milo, clover and other foods have been planted throughout the property to feed quail and turkey. Forest edges are left uncut to give small game cover. Mast producing oaks have been planted along wetland corridors and roads to provide permanent food sources for wildlife. Relaxation is a central theme of Mill Pine Plantation. Many spaces within the property have been improved to highlight their natural features while providing enjoyable spaces where families or social events can take place. An old home site has been newly landscaped into a beautiful event space where weddings are sometimes held. Up on top of the highest hill, a sporting clays course overlooks the mountains. The central gathering spot of the entire estate is a barn designed and built just a few years ago by Graham Architecture Group and Creative Builders. The barn is designed to securely house equipment or for entertaining. Six huge double doorways open up the garage to the surrounding porches, pole barns, fire pits, yard and playground. In the center of the barn is a finished living quarters complete with high end appliances, central vac, wolf range, and sleeping loft. The storage areas of the barn are cooled with huge fans or heated with installed propane units. All of these features are interconnected by a quality road system with excellent drainage, stormwater catch basins, and engineered creek crossings. It is sturdy enough to handle a logging truck and gentle enough for a luxury sedan. One of the most striking features of Mill Pine Plantation is the location. Positioned right on the county line, the land is both Pickens and Anderson County. This is a high growth area is situated between Greenville, Clemson, Anderson, Pendleton, and Easley. All of these municipalities are 30 minutes away or less. Highway 123 is a mile north of the property and Interstate-85 is a few miles South. Major grocery and retail stores are less than 3 miles away. Clemson University is 13 minutes away. The result is an estate that is convenient as a home, recreational escape, Clemson football retreat, event space, or future development investment.
